New Craigslist posting reads:

Snug ground-floor one room apartment, with full bathroom including claw-foot tub. Kitchen area has gas stove, fridge, and double sink. Separate entrance, great for someone who values privacy. Near 2 bus lines, and good connection to light rail. Rent includes water and trash; tenant pays gas and electric. Available now, 1 year lease required.
Didn't put in walking distance to Merlin's Rest because I don't know how well known it is. I consider it asset.
